We map standard rent-roll and ledger fields from Yardi, RealPage and Entrata. No new software is installed on your side, and nothing changes about how your team collects rent.
Other property management systems and plain flat-file exports (CSV or Excel) are supported too. If you can produce a monthly rent roll, you can participate.
Consent
HUD's January 2025 positive rent reporting FAQ accepts either an opt-in or an opt-out model. RateLoft supports both and will help you choose based on your state, your investors and your existing lease.
Positive-only
HUD recommends against full-file reporting until more research exists. We report on-time payments only. Late or missed payments are never furnished.
Data limits
Under Section 904 of the McKinney-Vento Act (42 U.S.C. 3544), information collected for income verification cannot be repurposed. We take rent ledger data only.
Review
You should confirm compliance with your own state, local, investor and contract requirements. We provide documentation to support that review.
Downstream benefit
Since October 2022, FHA's TOTAL Scorecard accepts 12+ months of verified on-time rent of $300 or more in mortgage underwriting.
